LANDLORD SERVICES
HWCH already work for many leading Letting Agents and Commercial Landlords in the South London, Surrey and Kent regions. Our directors have first hand experience of Landlord requirements, because for 30 years they owned and managed nearly 50 residential properties. This means that we understand your requirements, and are best qualified to deliver on the day.

If you are a landlord you should already be aware of your obligations to have every gas appliance safety checked and certified annually. Both you and your tenant must hold a valid copy of the gas certificate. (See note 1 below).

Gas Appliance Safety Instructions:
HWCH can safety check all your Gas appliances; this is commonly called a 'CP12' because this was the form reference number. We will also clean out dirty burners and combustion areas as a matter of course. Certificates are provided to the landlord and Tenant. (See note 2 below).

Electrical Appliance Safety Inspections:
Whilst not a legal obligation on the part of the Landlord, it is wise to have portable electrical appliances provided for the tenant's use safety checked annually. In the unfortunate event that a tenant should be electrocuted by an appliance, a Landlord unable to provide evidence of periodic inspection would have no defence in Law.

Combined Gas and Electrical Appliance Inspections:
We can do both at the same time because HWCH's gas engineers also possess City and Guilds qualifications for electrical appliance testing. We use the latest automated equipment to test your portable appliances, and also check the ring main socket earth loop impedance at two locations.

So we can test both Gas and Electrical applications in the same appointment, meaning less disruption for the tenant and just onbe easy telephone call for the Landlord. In both cases a full report is supplied.

Access Problems:
Tenants can often be less than helpful regarding giving access for periodic safety checks. We can usually arrange to pick up keys nearby (tenant permission has to be given first ).

For Landlords with multiple units there are solutions available which disable some boiler functionality after a set period of time. This effectively guarantees tenant compliance to allow safety inspections, because they will lose heating and/or hot water after 400 days.

Gas & Plumbing repairs and installation:

Note 1: The only exception is if the gas appliances in the property have been commissioned new in the last 12 months. In this case, Corgi take the view that they must have been certified safe at the time of installation by a qualified person. Many Letting Agents are not aware of this and will insist you obtain a certificate anyway, to comply with their internal procedures.

Note 2: A Gas Safety Inspection is similar to a car MOT - no repair or maintenance work is carried out, it is a safety inspection only. It is not a suitable for a 'boiler service'. Many Landlords erroneously believe that a Safety Inspection is a form of maintenance, but it is not.
