Access Problems: Tenants can often be less than helpful regarding giving access for periodic safety checks. It is common for appointments to be arranged and the tenant to go out for the day, unfortunately.
For Landlords with multiple units there are solutions available which disable some boiler functionality after a set period of time. This effectively guarantees tenant compliance to allow safety inspections, because they will lose heating and/or hot water after 400 days. Please contact us for details.
Note 1: The only exception is if the gas appliances in the property have been commissioned new in the last 12 months. In this case, Corgi take the view that they must have been certified safe at the time of installation by a qualified person. Many Letting Agents are not aware of this and will insist you obtain a certificate anyway, to comply with their internal procedures.
Note 2: A Gas Safety Inspection is similar to a car MOT - no repair or maintenance work is carried out, it is a safety inspection only. It is not a suitable for a 'boiler service'. Many Landlords erroneously believe that a Safety Inspection is a form of maintenance, but it is not.
